We never represent the seller and the buyer in the same negotiation. If you are interested in a property for which we hold the sale mandate, we tell you straight away.
You pay nothing. The flat fee is due only when the deed of sale is signed. And if we do not meet our service commitments, you may terminate the mandate at no cost after 60 days.
Why a flat fee rather than a percentage?
Because a percentage encourages overpricing to win the mandate. Our fee does not depend on the price: our only interest is to sell, at the price the method can defend.
Is the valuation really complimentary?
Yes, with no commitment. You receive a written valuation report within 48 hours of the visit: comparables, official data, market value and bank valuation.
Can I sell if I still have a mortgage?
Yes. It is repaid on the day of the deed from the sale price. If your rate is fixed, an early repayment penalty may apply: we quantify it with you before setting the price.
Who pays the property transfer tax and notary fees?
In the canton of Vaud, they are generally borne by the buyer. Capital gains tax on property, however, falls on the seller: we help you estimate it before going to market.
The property is let. Can it be sold?
Yes, the lease passes to the buyer. Depending on the case, selling a let flat may require cantonal authorisation: we check this from the valuation stage.
