The commercial lease

Transferring the lease to a new operator requires the landlord’s written consent, which may be refused only on valid grounds. We prepare this step from the outset.

How do you value an investment property?

First by its capitalised value, based on the net rent roll and a justified capitalisation rate, then by comparison with sales in the area. We also calculate the value a buyer’s bank will accept.

How is the price of a business set?

From the actual results of recent financial years, the lease (rent, term, transferability), the location and the condition of the installations. We bring these elements together into a reasoned value that the buyer and their bank can verify.

Can the landlord refuse the new operator?

Transferring a commercial lease requires the landlord’s written consent, which may be refused only on valid grounds, for example an insolvent buyer. That is why we qualify buyers before presenting them.

How do you keep things discreet?
