Never a charge to see listingsListings are public. We sell sorting, viewings and a file, never access to a listing.

Your rights as a tenant

What to know before you sign

The official initial-rent formIn a housing shortage, which applies in every district of Vaud except Aigle in 2026, the landlord must give you an official form stating the previous tenant’s rent. You can challenge an unfair initial rent within thirty days of receiving the keys (art. 270 CO).
The rent depositThree months’ rent at most, held in a bank account in your name (art. 257e CO). A deposit insurance is possible: compare its annual cost, which is never refunded.
Leaving before the endYou are released from the lease if you present a tenant who is solvent, acceptable to the landlord and ready to take over the lease on the same terms (art. 264 CO).
No fees imposed to obtain a leaseA service imposed as a condition of the lease, unrelated to the use of the flat, is void (art. 254 CO).

What a property manager may ask, and when

1 · ApplicationIdentity and contact, Swiss or foreign nationality and permit type, occupation and employer, income by bracket, debt-collection record for the last five years, number of occupants, pets.

2 · ShortlistPayslips or salary certificate, copy of ID or permit, references. Not before.

3 · LeaseOriginal debt-collection extract, bank details, household insurance certificate.

Never: marital status, religion, place of origin, current rent or lease length, small loans or leasing, information about people who do not sign the lease.

Why fixed fees

One month’s rent is already a lot

A flat search is commonly charged one to three months’ rent, sometimes in advance, sometimes just to “pass on” public listings. We do the opposite: a fee known in advance, below one month’s rent, paid only if you sign a lease we found.

We are never paid on both sides of the same lease.
