For the same property, the valuations of two agents can differ by 180,000 francs: that is the finding of a ZHAW study covering more than 260 sales in Switzerland. Yet the price quoted at the first meeting shapes the whole sale. Here are five questions that separate a figure from a value, and our answers.
A listing is not a sale. A price built on online listings measures sellers’ hopes, not what buyers sign.
Every valuation report names the compared properties it keeps and the adjustment applied to each, line by line. Asking prices are brought back to what is actually signed: a verified sale weighs more than an online listing. The method
A single figure reassures, but says nothing about how fragile it is. In a thin market, a few sales more or less can move the value.
Never a bare figure: the value carries its 80% confidence range, wider when local sales diverge, and we say so. An A, B or C index grades how solid the report is. The valuation report
A high price at the first meeting sometimes helps win the mandate. A flattering price wears out: the property stays online, then drops.
Our fee is fixed: CHF 8,900 for Essentiel, CHF 13,900 for Premium, whatever the sale price. We have no interest in flattering you; our only interest is to sell. Fees
Time has a price. A property that stays online for long is negotiated harder, and every cut shows.
Two prices, two timelines: the price to sell within sixty days, the price to wait six months. Each area page gives the median time on the market that we record. Area by area
A viewing is only worth something if the visitor can buy. Viewings without financing cost weeks, and cost the property credibility.
Every Juste Mesure counts the buyers in our register able to finance your property, and those whose financing has been verified on documents through the Buyer Passport. The Affinity Index

If your property is already for sale and not selling, ask your agent these five questions. And if you want a measured answer, La Juste Mesure can be ordered on its own, as a second opinion, without changing agency: CHF 390 excl. VAT.
A figure is stated. A value is proven.
