What we stand by
A weekly update in your portal: properties seen, those set aside and why, off-market leads opened.
Only properties with a strong match are presented to you: an Affinity Index of at least 70.
A first selection within three weeks.
No remuneration from the seller. Any referral commission offered is deducted from your fees.
Never both sides. If the property selected is one of our sale mandates, we say so at the outset and Property Search is not invoiced on that property.
Free exit at no cost after 60 days if these commitments are not met.

For reference: a property finder commonly charges 2 to 3% of the price, i.e. 24’000 to 36’000 on a property at 1.2 million. Our flat fee there is 11’900, and it does not rise with the price you negotiate.
The mandate
Six months, renewable in writing.
Search exclusivity: a single property finder on the same brief; otherwise no one is truly committed.
Twelve-month follow-on clause: fees are due if you buy a property we presented to you, during the mandate or within the twelve months that follow.
A property you find yourself during the mandate is invoiced at the Buyer Representation price, not on the Property Search fee scale.

Terms
Terms of Property Search
Scope. Property Search is a search mandate: Affinités Immobilier searches on your behalf for a property matching the agreed brief, on the public market and off-market, then assists you with its purchase up to the signing of the notarised deed.
Mandate. A written mandate, incorporating these terms, is signed at the brief session. Duration of six months, renewable in writing. Search exclusivity: you do not entrust the same brief to another property finder during the mandate.
Price. Flat fee excl. VAT according to the actual purchase price: 7’900 up to 800’000; 11’900 from 800’000 to 1.5 million; 15’900 from 1.5 to 2.5 million; above that, on a quotation set in writing before any work begins. No percentage, no bonus on the savings negotiated.
Payment. Entry fee of CHF 1’500 paid online when ordering, via SumUp. It covers the brief, the Buyer Diagnostic and the Buyer Passport; it is retained once the mandate is signed, and deducted from the flat fee. The balance is due on signing of the notarised deed.
If nothing is bought. Nothing other than the entry fee is due. If the mandate is not signed at the first session, the entry fee is refunded in full.
Follow-on clause. Fees are due if you acquire a property we presented to you, during the mandate or within the twelve months following its end.
Property found by you. A property you find yourself during the mandate is invoiced at the Buyer Representation price (2’900 or 3’900), and not on the Property Search fee scale.
Commitments and free exit. A weekly update in your portal; only properties with an Affinity Index of at least 70 are presented to you; a first selection within three weeks. If these commitments are not met, you may terminate at no cost after 60 days.
Deductions. A Buyer Diagnostic, a Buyer Passport or a Buyer Representation deposit paid within the previous six months is deducted from the flat fee.

Direct approach. Owners are approached with discretion; never an owner in difficulty (contested estate, debt enforcement proceedings, forced sale).
Your documents. Uploaded to your personal portal, stored in a protected area and consulted by Alexandre alone. They are never passed on to a seller without your consent. They are deleted on simple request, and at the latest twelve months after the end of the assignment.
Independence. Affinités Immobilier receives no remuneration from the seller or the seller’s agency. If a referral commission is offered, it is deducted from your fees. We never represent the seller and the buyer in the same negotiation: if we hold the sale mandate for a property that interests you, we tell you at the outset and the present service does not apply to that property.
