What the Diagnostic is not
A property analysis. As soon as a specific property is on the table, it is Representation; your 690 is deducted from it.
A search. If you want us to search for you, it is Property Search; the Diagnostic is included and your 690 is deducted.
A loan. Only your bank grants the mortgage, on the specific property.
Terms
Terms of the Buyer Diagnostic
Purpose. The Buyer Diagnostic is an advisory session with Alexandre, followed by a written report: real budget, equity, purchase costs, municipalities within your reach and purchase strategy. It concerns your project, never a specific property.
Price. Flat fee of CHF 690 excl. VAT, paid once online when ordering, through SumUp. No subscription.
What is included. The session, in Pully or by video call; the written report placed in your personal portal; the Buyer Passport, that is, the verification of your documents and your capacity confirmed in writing, valid for six months, with its access (early preview, discreet sales, viewing priority).
Process. Alexandre calls you after you order to set the session. The report is delivered after the session and once the documents requested in your portal have been received.
Limits. The Diagnostic is neither a financing agreement, which only a bank can grant, nor the analysis of a property, nor a property search. Its figures rest on the documents provided and on the banks’ rules on the date of the report.
Your documents. Uploaded to your personal portal, kept in a protected area and consulted by Alexandre alone. They are never passed on to a seller without your consent. They are deleted on request, and at the latest twelve months after the end of the engagement.
Refund. Full refund on request as long as the session has not taken place. Once the session has been held, the price is retained, whether or not you buy.
Deduction. The 690 is deducted from the fees for Representation or Property Search if you entrust them to us within six months of payment. A Buyer Passport already paid and still valid is credited back to you: its 190 is refunded.
Independence. Affinités Immobilier receives no payment from the seller or the seller’s agency. If a referral commission is offered, it is deducted from your fees. We never represent both the seller and the buyer in the same negotiation: if we hold the sale mandate for a property you are interested in, we tell you straight away and this service does not apply to that property.
